The average price of housing increases 3% on a year-to-year basis

The average price of housing increases 3% on a year-to-year basis, reaching up to 1,350 €/m2, only 1€ more than in the first quarter of the year. Among the large cities, the slowdown is well-known in Barcelona, where, after years of significant increases, housing is only 1.6% more expensive than 12 months ago.

Last July, Tinsa IMIE published the Housing Price Index (IPV) from the National Institute of Statistics (INE) on housing prices. This data, compared with that of the previous year, give us a reading on the evolution of housing during this period of the year.
In effect, the study confirms that moderation is consolidated and generalized in the increase in the prices of completed houses, both new and used. Countrywide, housing has increased in value, on average, by 12% since its low reached during the crisis. It is the eleventh quarter of consecutive increase, a more moderate increase than last year.
Rafael Gil, director of Research Services at Tinsa sees “symptoms of stabilization both in price as well as demand, after years of sustained recuperation. The cities of Madrid and Barcelona, which have stood out for big and continued increases in recent years, reduce their upward tendency”.
Even so, the Community of Madrid leads this increase with 10.8%, followed by the Community of Valencia (7.8%), which stands out for having a very active trading market, Asturias (7.4%), Castilla y León (.,4%) y Aragón (7.3%).
The Community of Madrid also continues to be the most expensive region of Spain (2,306 €/m2), followed by the Balearic Islands (2,145 €/m2) and Euskadi (2,026€/m2). This is the reasons that one of the principal complaints of the Spanish is access to housing. On the contrary, the communities that pay less on average for housing are Extremadura (769€/m2), Castilla-La Mancha (790€/m2) and La Rioja (895€/m2).
There are many factors that determine the increase or decrease in housing prices; variables such as the reform of the Law on Urban Leases (LAU), the reform of the mortgage act and municipal elections have an impact on the housing policy in the public administrations.
The study also highlights that residents allocate, on average, 17.2% of their gross family income to face the first year of their mortgage which is around 121,737€, with an average monthly payment of 564€.
