The pandemic has modified the preferences of the majority of people as to their tastes in housing. So much so that the demand for construction management permits for single-family houses has increased 37% during the year. But this isn’t the only data that has grown in the area on single-family housing. According to the Notary Council, sales are 78% over and prices 16.5%.

When faced with this situation, a new tendency emerged that caused a sensation: the construction of self-promotion houses. Ramon Gandía, founder of RGB Arquitectos, explains to the newspaper “El País” that the demand for self-promotion housing in his offices has increased 70% over last year.

But what does this trend about? Basically, it is the process of creating one’s own home in which the future owner has the power of decision over the all the construction processes, the choice of professionals who will carry them out and assumes the responsibilities of this whole process.

And what are the main benefits? The first one is very simple, the reduction of the costs involved in obtaining a house. And also, a home built in self-promotion has all the personalization that its new owner desires, since they have the power of decision over every aspect of the construction, from the location of the walls to their color.

According to Gandía, the demand for self-promotion housing is divided among those people who, after lockdown, are looking to leave the big city and live in the suburbs and those that want a second home and are looking for remote land to build in self-promotion.

How does self-promotion housing work?
The first step is to choose the land which can be developed. This means can be made ready to build with access to basic services, or developable, a scenario in which supplies will have to be processed.
The next step is the creation of a basic project and the procurement of a building license. For this step, it is essential to have an architect’s service.

With the license, you can elaborate the execution project can now be drawn up, which will be the guide for the construction company to carry out the work. It is very important to supervise the progress of the work, in order to correct aspects that are not quite right.

The point in which self-promotion houses are most similar to standard one is the execution time, which is between 10 and 12 months. If this time is not feasible, you can always opt for a prefabricated structure, which will save a lot of time, money and dedication to the project.

As we mentioned at the beginning of this post, self-promotion is the most economical way to have a house. But, you have to be careful because if the processes are not well established or if you don’t have the advice of a team of professionals, the costs can end up skyrocketing.
